Verandah builders in Adelaide

A verandah is the one you will use every weekend. Shade in summer, dry in winter, and a lot cheaper than an extension. We design and build verandahs across Adelaide and South Australia.

What we do

We design and build verandahs to fit the house. Flat, gable, dutch gable or curved, freestanding or attached, with a Colorbond® sheet roof or insulated panel. Every one is measured on site and drawn before we build it.

Ask about insulated panel. It cuts the heat coming through in summer and takes the drumming out of rain on steel, so you can still hear each other underneath.

Verandah styles we build

Measured on site and drawn in 3D against your house before we build.

  • Flat. Costs less and tucks under existing eaves.
  • Gable. More height and light, and a strong feature over an alfresco.
  • Dutch gable. A gable with a hipped end, which suits hip-roofed homes.
  • Curved. A softer roofline for older and character homes.
  • Colorbond® sheet roof. With builder's blanket underneath.
  • Insulated panel roof. Cooler underneath in summer and quieter in the rain.

What affects the cost of a verandah

We measure on site and give you a fixed price in writing before you commit.

  • Size. The area it covers.
  • Roof style. Flat costs less than gable, dutch gable or curved.
  • Roof material. Steel sheet or insulated panel.
  • Attached or freestanding. How it joins the house.
  • Footings and site. Existing paving or slab, new footings, or a sloping block.
  • Extras. Lighting and fan provision, and framing ready for blinds.

Popular Colorbond colours

Colorbond® steel, made and tested for Australian weather. The same shades are available in UniCote® steel if you want the longer coastal warranty. Tap a swatch to see it on a roof profile.

Corrugated profile Monument® #323233 · Colorbond® steel

All eight are available across our verandah range, and the full Colorbond® palette has 22. Colours look different on a phone, so we bring real samples to the quote and hold them against your bricks.

UniCote steel and its warranty

How long a roof lasts depends mostly on the coating on the steel, so it is worth choosing before the steel is ordered.

We can supply your verandah roof in UniCote®, an Australian pre-painted steel with two grades chosen by how close you are to the sea. Both are tested to the Australian standard for pre-painted steel (AS/NZS 2728).

What a sheet is made of
  • Colour coatOven-baked polyester paint
  • PrimerStops rust getting a start
  • Metal coatingAluminium and zinc alloy bonded to the steel
  • SteelThe structural core
  • Metal coatingSame protection on the underside
  • PrimerStops rust getting a start
  • Backing coatProtective paint on the side you never see

Both sides are coated. The steel core never touches the weather.

UniCote® Select

More than 1 km from the coast

The standard sheet for most of Adelaide and inland SA.

Warranty up to 45 years

UniCote® Coastal

Within 400 m of the water

A thicker coating with magnesium added, which seals the cut edges where steel usually rusts first.

Warranty up to 50 years
How the warranty works

There is no one number. The warranty is written for your address, based on how far you are from the water and what is going on the roof. We lodge it before the steel is ordered and it comes back within 48 hours, so you have it in hand before the sheets arrive. Like every steel warranty it needs the roof washed down now and then. We will tell you how often.

Colours

UniCote® has 21 standard colours plus three matt finishes, and a larger range if you want something different. Same rule as always: we bring samples, you hold them against the house.

How a job runs

1

We come and look

Someone gets up on the roof or into the space and photographs what is there. You see the photos. No sales pitch.

2

You get a fixed price in writing

For carports and verandahs we draw it in CAD and show you a 3D picture. Every job gets a written quote with the scope and inclusions spelled out.

3

We handle approvals and book a date

Where council approval or engineering is needed, we prepare and lodge it. Then we book a start date and tell you what to expect each day.

4

Our own crew does the work

Licensed trades, on site when we said, working to the quoted scope. If something unexpected turns up we stop and speak to you first.

5

We clean up and hand it over

We clear the site, sweep the driveway and lawn for screws, and take every offcut away. Then we walk the finished job with you and pass on the maker's warranty for the materials, so you are left with a job done properly and nothing to chase up.

Questions about verandahs

It depends on the size, the roof style, steel sheet or insulated panel, and the footings. We measure on site, draw it in 3D and give you a fixed price in writing, including engineering and council where they are needed.

Flat costs less and tucks under existing eaves. Gable gives you more height and light. We will show you both in 3D against your house.

If you will sit under it in summer, almost always. The temperature difference is obvious the first hot day, and the rain noise alone convinces most people.

Yes. Tell us at the design stage and we will frame it so Ziptrak® blinds fit whenever you are ready.

Two to five days on site once the approval is through, depending on size and footings.
